Flowery Branch. The lake is hard on a house.
I'm Pedro. Most of what I do out here is exterior work, because Lake Lanier doesn't go easy on siding, decks, or paint. When you call, you talk to me.
Why It Matters
Sun, water, and mildew don't take a year off.
A house sitting out over the water gets a full day of sun with nothing to break it up, and then it gets the humidity coming back off the lake all night. Paint chalks and fades on the exposed side. Deck boards go grey and start cupping. Railings and posts stay damp long enough that mildew settles in, and once it's in the wood it comes back faster every year.
That's why prep matters more here than it does a few miles inland. Washing the mildew off instead of painting over it, letting wood dry properly before anything goes on it, priming bare spots, using a product built for this kind of moisture—skip any of that and the job looks fine in June and is peeling by the next summer. I'd rather spend the extra day on prep than come back and do it twice.
Flowery Branch isn't one kind of house, either. There are older places in town near the downtown shops, big custom homes on large waterfront lots, and newer master-planned neighborhoods filling in between them. An older wood-sided home wants a gentler hand than a ten-year-old fiber cement exterior does, and a lakefront deck takes a different beating than one tucked behind trees. Most of the time these run together. We wash first, see what the siding and the wood really look like underneath, then decide what gets stained, what gets painted, and what needs a board replaced before either one.

Questions
Questions from
the lake side
Sooner than the same house would inland—that's the honest answer. How much sooner depends on which way the house faces, how much tree cover it has, and what's already on the wood. I'd rather come look at it than guess at a number over the phone. Some homes are fine at eight years, some are asking for it at four.
