I'm Pedro. Most of what I do in Lawrenceville is remodeling—kitchens, baths, and cabinets in houses that have been lived in for thirty or forty years. Good houses. They just need somebody to bring them forward.

A good house that's ready for its next twenty years.
A lot of Lawrenceville went up between the sixties and the eighties, back when Gwinnett was growing about as fast as any county in the country. The city nearly doubled in the eighties alone. That means most of the houses I walk into here are somewhere north of forty years old.
They were built with room to breathe—real square footage, separate rooms, decent bones. You don't get those layouts in a lot of what's been built since. The problem was never the house. It's that a kitchen from 1984 has aged out, the hall bath is dated, and the trim has had paint laid over paint for decades without anybody stripping it back.
Most of the time these houses need honest updating, not replacing. Cabinets and counters brought current. Siding and trim prepped properly instead of painted over. Wood rot caught while it's still one board and not the whole corner. That's the work I do, and I'd rather find the rot now than pretty it up and have you call me back in two years.

In practice that means dated kitchens and baths, refacing cabinets when the boxes are still good and replacing them when they aren't, repainting trim and doors that have decades of old coats on them, and cutting out rot before anybody puts a brush to it. Lawrenceville is a short drive from my shop in Buford—roughly twenty minutes—so coming out to look at something isn't a production. older houses
Depends on the kitchen, and I'll tell you straight once I've seen it. A lot of the cabinet boxes in these older houses were built better than what you'd buy today—if they're solid, new doors, new hardware, and paint can get you most of the way for a fraction of a tear-out. If the boxes are shot or the layout is fighting you, I'll say that too. I'd rather lose the bigger job than sell you one you don't need.
