The First Repaint
Builder paint doesn't last forever.
A big share of Suwanee was built after 2000, and the paint that came on those houses was one thin coat sprayed on a schedule. Fifteen or twenty years later it's chalky on the south wall, the trim has opened up at the joints, and the garage door has gone a shade lighter than everything around it. That's not neglect. That's builder paint doing exactly what builder paint does.
A proper repaint is a different job than the first one. I wash the house down, scrape and sand what's failing, dig out the old caulk at the trim and re-caulk it, prime bare wood and any bleed-through spots, and then put on two full coats. The builder skipped most of that because he was painting a house nobody lived in yet. You're painting one you plan to keep, so it's worth the extra days.
Townhomes come with their own wrinkles. You share walls, so the color has to line up with the units beside you. Access is tight—no room to swing a ladder on the side, and the back is often a small patio with a fence. I plan around that: smaller equipment, staging where it won't block your neighbors, and I keep the driveway clear at the end of each day.
HOA
Working with your HOA.
Most of the newer neighborhoods around here have an HOA that looks after common areas and keeps some standards on the outside of the homes. If yours requires color approval before you paint, I'll help you get it together—brush out real samples in the spots the board wants to see, write down the manufacturer and the color numbers, and stay inside whatever palette or standard your community uses.
I'm used to that step and it doesn't slow the job down. We just start it early: you send in the request while I'm still scheduling, and by the time I'm ready to wash the house you have your answer. If your HOA doesn't require anything, even better—we pick a color you like and get going.
